An EPC is required for most buildings that are built, sold or rented. In addition from April 2018 landlords must ensure that their properties obtain a minimum ‘E’ rating in order to let their properties.

An Energy Performance Certificate (EPC) is needed whenever a property is built, sold or rented and must have been ordered before you market your property to sell or rent.

An EPC contains information about a property’s energy use, typical energy costs in addition to recommendations about how to reduce energy use and save money.

An EPC gives a property an energy efficiency rating from A to G and is valid for 10 years.

The Process


In order to carry out an EPC we will need to visit the property and have access to all of the rooms in addition to any loft and eaves spaces. A raft of checks are undertaken including assessing the building age, construction type, insulation, any extensions, heating systems, glazing and low energy lighting. Once completed the EPC is lodged onto the official government register and electronically sent to you and your marketing agent.

In order to create a floorplan we will need to visit the property and have access to all rooms and fitted unit. Finished plans will be emailed as JPEG files that you can upload to your property software, website & portals or simply email to your estate agent.

Draft EPC Service for landlords

From April 2018 landlords of privately rented domestic property in England or Wales must ensure that their properties reach at least an Energy Performance Certificate (EPC) rating of E before granting a new tenancy to new or existing tenants. These requirements will then apply to all private rented properties in England and Wales even where there has been no change in tenancy arrangements from 1 April 2020 for domestic properties.
